How it works

Our Full Management package is designed to create a hassle free experience when letting your property; from finding the ideal tenants and negotiating the best possible rent, to looking after the day to day running of the tenancy, making sure everything goes to plan until the day we check the tenants out.

What we offer

• Tailored tenant profiles

• Full tenant referencing including credit checks

• Preparation and signing of the Assured Shorthold Tenancy Agreement

• Extensive Pictorial Inventory (additional cost may occur)

• Account transfer for all Utilities and & Council Tax at the beginning and end of tenancy.

• Tenant deposit registration with MyDeposits

• Monthly rent collection and Landlord statement.

• Ongoing maintenance support throughout the tenancy, using our local approved contractors.

• Property Inspections throughout the tenancy (by landlord request)

• Annual rent reviews

• Full rent guarantee available with our management package.

How much it costs

• Full property management - 10% + VAT of the rent collected

We appreciate that as a Landlord it is important that you are able to maximise the return from your investment. We aim to offer a management package that offers the highest levels of service and value for money. We charge a simple one off set up fee, followed by a monthly management fee.

Let Only - 8% + VAT of the rent agreed for the fixed term of the tenancy

Should you not require our Full Management Package we can offer our Let Only Package which includes finding, referencing and installing the tenants, then transferring the file to you for your records. This package is a one off finder's fee of 8% + VAT of the rent agreed of the fixed term of the tenancy. We charge no renewal fees. Should you wish to choose let only you will be responsible for registering and protecting the tenants deposit for the duration of the tenancy, as required in law.
